Roof Leak Repair Coverage: Protection for an Essential Part of Your Home

Your roof is an essential part of your home. When it has a leak, you need to act fast. That’s why American Home Shield® offers coverage to help you take care of leaks as quickly and easily as possible.

When you discover a covered issue, all you have to do is place a service request and we will send a qualified contractor to your home to repair the leak. We provide our members with the confidence and convenience you want in your home when it comes to appliances, systems, and even roof leak repair.

Why is Roof Leak Repair Coverage Important?

While your Homeowners Insurance typically covers roof leaks resulting from natural disasters such as fire, hail, or wind (unless your policy has a wind or hail exclusion), it generally does not cover damage resulting from lack of maintenance or wear and tear. That’s where American Home Shield comes in. We offer coverage for roof leaks caused by dry rot, broken or missing shingles, standard freezing and thawing cycles, and normal wear and tear, which we define as deterioration to the point of damage that occurs as a result of ordinary use. Typically, on a roof, wear and tear damage is merely the result of exposure to the elements. Some examples of roof leaks that would be covered include:

  • A leak caused by normal freezing and thawing cycles (typically at the edges of the roof)
  • A leak caused by a failed shingle (or section of shingles) due to normal exposure to the elements
  • Leaky flashing surrounding a vent pipe that failed due to years of exposure to the sun

What Specifically is Included in Roof Leak Repair Coverage?

Roof leak repair coverage is available for detached, single-family homes with non-shared roofs, as well as a duplex, triplex, or fourplex where the customer has purchased a home service plan with the roof option on all homes/units within the structure. Roof Leak Repair coverage includes the following:

  • Patch or seal flashing
  • Replacement of shingles or shakes
  • Repair or replacement of tiles
  • Repair of nail pops
  • Seam repair on flat or rolled roofs
  • Repair of underlayment
  • Repair of vinyl membrane

Items that are not covered include:

  • Clogged gutters
  • Roof-mounted installations such as a solar water heater or solar panels
  • Roof-penetrating items such as skylights, vents, chimneys, cupolas, and exhaust lines
  • Condo or townhouse roofs
  • Damage from hail, ice, mud, or wind (typically covered by homeowners insurance)
  • Metal or green roofs
  • Full roof replacements

All you will pay for a covered repair is the Trade Service Call Fee, which is a fee to have the contractor come to your home to assess the issue and provide service.
