Benefits of a 1-Year Home Warranty: Buyer or Seller Coverage

House with For Sale Sign in Front Yard

If you're buying or selling a house, you might be in the market for a 1-year home warranty. Learn how a Real Estate Home Warranty can help and how much you should expect to spend.

When you’re buying a new house, unexpected issues or repairs after closing are a huge concern. Once you sign the paperwork and have the keys in hand, anything that goes wrong with the house is now your problem — and your responsibility. Having a home warranty can mitigate some of those concerns because it will  protect your time and wallet when unexpected home system and appliance breakdowns occur.

As a seller, having a home warranty during the listing period can also be a good idea. Selling a house is stressful enough as it is, and if you’re paying two mortgage payments while you wait for your house to sell, you don’t have any wiggle room to pay for unexpected repair and replacement costs. Having a home warranty also makes your home more appealing to buyers. It gives them confidence that if a covered breakdown happens, they'll have a plan in place.

How Can a Real Estate 1-Year Home Warranty Help When Selling Your Home?

American Home Shield offers Real Estate Plans for home sellers, real estate professionals, and home buyers land sellers looking for peace of mind as they make an offer on a property or list a home for sale. An AHS home warranty plan provides coverage for up to 23 home items - including parts of the home systems and appliances you rely on daily, ranging from your AC, heating unit, electrical and plumbing to your refrigerator and washing machine

AHS also offers add-on coverage, such as Electronics Plan coverage, to protect your home electronics, like TVs and game consoles, laptops, and tablets, no matter how old they are. Other add-ons include coverage for your guest unit, septic pump, a pool and spa equipment, and more.

Our Real Estate plans feature special offers and benefits specifically for home buyers and sellers. We’ll help with the unexpected breakdowns so you can close the deal and cue the confetti.

If you aren’t currently buying or selling a home and have owned your home for at least 90 days, our Homeowner Plans are the best option for you. We also cover rental properties. When unexpected breakdowns happen, don’t worry… be warranty.

Thinking about coverage?

Sounds like a plan. Find the warranty that fits you best.

How Does It Work?

When you buy Real Estate home warranty coverage from American Home Shield, you can start requesting service immediately after purchase.

When a covered home system or appliance breaks down, we make the process simple?:

  1. Request service 24/7 via MyAccount or by phone at 1.800.776.4663 and pay your Service Fee
  2. We’ll assign a Pro from a network, and they’ll contact you to schedule their visit.
  3. Your assigned Pro will diagnose your issue and identify a solution/next steps.
  4. We’ll repair or replace the covered item. See a sample plan agreement for more details.

American Home Shield will cover the cost of repair up to your plan's limits. If the Pro thinks that your appliance or home system needs to be replaced, we’ll cover the costs of a new one, up to your plan's limits. In many cases, we’ll cover the whole cost to replace your home appliance or system, but even if we don’t, we can  significantly defray the costs of an expensive replacement, like a new HVAC.

You’ll also enjoy perks like the New HVAC Program and other member benefits like maintenance services you can book through AHS partner discounts and offers

Breakdowns are inevitable, but with American Home Shield, you have a plan. Protect yourself from unexpected repair costs and having to find the right Pro for the job with an American Home Shield® home warranty plan. Don't Worry. Be Warranty!
